RENTAL APPLICATION INSTRUCTIONS:

Lease Application Packet Must Include The Following:

  • Unless otherwise noted, all homes are rented as-is and must be physically seen by the applicant.  If the home is on the market for 30+ days, out-of-state renters may be given an exception if they are not able to make a property visit prior to their move by including the Sight Unseen Policy Exception Form with their application and receiving an exception from the Property Manager.
  • Upon acceptance, a one month security deposit will be required prior to move-in.  This is not the same thing as your holding fee. See Resident Handbook – for more details.

  1. Holding Fee Applications will not be processed without this fee. All Holding Fees will equal 1 month’s rent. Upon approval, the Holding Fee (not the security deposit) becomes the first full month’s rent. This fee is refundable if your application is not accepted (less 4% processing fee - please allow 7 business days for processor to send refund). If your application is accepted and you do not sign the lease within 48 hours of notification, this fee is non-refundable.  We do not accept cash, checks or certified funds.

  1. Application Fee We require a $50 application fee to be paid for every applicant over the age of 18. We do not accept cash/checks/certified funds.

  1. Addendum A – Resident Handbook (Includes Tenant Selection Criteria). You will verify on your application that you have read and agree to the Resident Handbook and signing the application in step 5 will also sign the Authorization to Release Information and Addendum A Agreement form and made part of the lease upon acceptance.

  2. Supporting Documents The following must also be uploaded as part of your application packet or emailed to Applications@MarsHillRealty.com.

a. A copy of a photo ID must accompany each applicant over 18 years old so we can verify identity
b. Income Verification

W2 Employee - Last 3 months pay stubs/LES or employment verification document

New employment - Offer letter - salary/start date of employment

Self employed/retired - prior year tax returns (Form 1040)/pension statements and also last 3 month’s bank statements.

No employment/insufficient income - Applicants without sufficient income must submit 6 months of bank statements so that the property manager can determine if additional deposits or paying rent ahead would be sufficient to offset that risk.

c. Two Year Employment History Verification - If less than 2 years, include previous employment contact information.
d. Properties are AS-IS, if you want the application contingent on any additional requests, include that in your email

DELIVERY AND PAYMENT OPTIONS:

Chose one of the options below to pay the Holding Fee and Application Fee.

A. ACH or Physical Deposit (Our office does not accept Wire Transfers or Checks)

You can physically deposit certified funds or cash at any local Wells Fargo Bank or make a direct deposit from your bank via ACH.

How to receive bank information - Call or text us at 512.942.0050 and include your name and property address you are applying to.

Online Payment Option via Square (This will incur a non-refundable 4% fee to cover the cost of the transaction)

HELPFUL TIPS:

  • To speed up processing time, make sure the application is filled out completely and supporting information is provided.
  • Application is processed when both the application fee and holding fee is received. No exceptions.
  • Once Rental Verifications are received, we have a 1-2 business day processing time and any applications received during that time will be considered.  Please call your previous landlords to expedite this process.
  • When we have multiple applications, we present them all to the owner to pick the strongest qualified applicant.
  • If a holding fee is refunded, please allow 7 business days for this to be processed.  This delay is due to the third party processor.  Application fees and 4% service fees are non-refundable.
